That such variance is necessary for the preservation and en�o}�ent of a <br /> substantial property right of the appellant possessed by the owners of <br /> other properties in the same vicinity or zone. <br /> Finding: Other properties on the same side of the street have <br /> similar lot sizes and front setbacks, however, the properties on the <br /> other side of the street range from 7,000 sq. ft. to 10,500 sq. ft. and <br /> 7,000 sq. ft. is the minimum allowed in the 2one. <br /> Conclusion: Other properties in the same vicinity and zone could build <br /> much larger homes and not exceed the gross floor area ratio. <br /> 3• That the authorization of such variance xill not be materially <br /> detrimental to the public welfare or in,jurious to property in the <br /> vicinity or zone in which the property is located. <br /> Finding: The existing structure uas built in 1907 and has been <br /> vacant for five years. The foundation is crumbling, the fireplace and <br /> chimney are unsafe and there has been excavation in the rear yard, <br /> evidently an attempt to fix the foundation, that is a hazard. <br /> Conclusion: The new structure would be an enhancement to the <br /> neighborhood i�stead of a vacant eyesore that is an attractive nuisance <br /> to transients or cl�ildren. M.. and Mrs. Howe plan on making this their <br /> home along with their two children. <br /> 4. That the granting of such variance will not adversely affect the <br /> Comprehensive General Plan. <br /> Finding: The comprehensive plan designation for the area is single <br /> faroily. <br /> Conclusion: The use is in ^onformance with the comprehensive plan and <br /> so Nould not aversely affect it. <br /> 1�OW, THEREFORE, the Soard of kd,justment oF the City of Everett does <br /> hereby order that the variance of .60 gross floor area ratio from .30 gross <br /> floor area ratio be GRANTED and furLher require the applicant to meet the <br /> following conditions. <br /> 1. Obtain all necessary demolition, Buildin� and Public Works permits. <br /> The action of the Board of Ad,justment in GRANTING a variance shall be <br /> final and conclusive, unless within fifteen (15) days from the date of <br /> issuance and signing of this order by the Chairman of the Board, an aggrleved <br /> person or persons obtains a writ of certiorari from the Superior Court of <br /> Washington for Snohomish Count}' for the purpose of review of the action taken. <br /> DATED this Sth day of April� 1986. <br /> � <br /> ftr1� ��-- �-c-n c'� <br /> Chairman, Board of Adjustment <br />
