DESCRIBE PROPOSED CHANGE OF BUILDING OR USE <br /> The Applicant is proposing to demolish and then reconstruct a nonconformi.ng <br /> une-story single family residence. The existing structure is nonconfot•ming as <br /> to north side yard setback xhich is five feet instead of the rFquired six <br /> feet, front yard setback which is 13 feet instead of the required 20 feet,, an� <br /> lot size which is 4,500 sq. ft. instead of the required 7,000 sq. ft. <br /> The applicant has applied for a Nonconforming Use Permit to allow the neN <br /> structure to be rebuilt on the footprint of the old structure on the north� <br /> east and west. The building would be extended seven feet to the south uhich <br /> o�ould not increase the noncoaformity of the buildin�>, as related to front or <br /> side setbacks. A second story uill be added� which alung with the added seven <br /> feet to the south will increase square footage of the residence from existing <br /> 7,000 sq. ii. :0 2,360 sq. ft. ( 1,480 sq. ft. on the first floor plus an 880 <br /> sq. ft. second iloor). An existing 342 sq. ft. detached garage xill remain, <br /> which aiong with the proposed 2,360 sq. !'t. residence totals 2,�02 so. ft. of <br /> gross :loor area. Dividing the 2,702 sq. ft. by the 4,500 sq. ft. lot area <br /> gives a gross floor area ratio of .60 instead of the .30 allowed by code. <br /> THE ABOVE DESCflIBED CHANGE OF BUILDING OR USE HAS BEEN PETERMINED TO MEET THE <br /> INTENT OF E.M.C. 16.56. <br /> A PERMIT TO ALLOW THE ABOVE DESCRIBEU CONSTRUCTION HAS BEEN ISSUED WITH THE <br /> FOLLOWING CONDITIONS: <br /> 1. Obtain all necessary demolition, Building and Public Works permits. <br /> 2.
