The variance requested is the following: 1. To use the two existing foundation plots far the new structure which is a non-conforming for set back. 2. To increase the square footage from 1000 sq. ff. to 1480 sq. ft. on the main floor and ? floor of d80 sq. ft. on a second story. The ratio floor area with the new structure and existing garage is � The code is .30. In addition, we are applying to a nonconfo:ming building Fermit. Justifcation: A. The reason a variance is required at 3116 Tulalip is that the land square footage is less than the code requirements for a residental structure to be built. It's a nonconforming building and does not meet set back requirements. B. The house at 3116 Tulalip Ave. , Everett, Washington, has been vacant for 5 years. It was built in the early 1900's. The foundation is dirt and crimibling concrete. The fireplace and chimney are unsafe. Due to escavatio�� in the rear the house is dangerous to anyone wandering through the yard. The structure is outdated and in need of many repairs. Due to the lot size if the lot met code requirements, the variance Nould not be requireA. Because of the lot size we need to apply for the variance. The code is .30 and we do not meet code as mentioned above in R2. C. The authorization for the variance will not be determental of harmful to its surroundings. Rather the neM structure will increase the value of the area. Instead of a vacant eyescore and a allurement to �nquisitive youth and transients, it will be the occuppied home �f Mary and Fred Howe and their t►�ro children. D.
