It is deve'.oped with two single family residential structures. The first (3123 <br /> Tula(ip) is a one-story, one bedroom, one bathroom, 567 sq.ft. residence. The slructure <br /> was built in 1904 according to Snohomislt County Records and meets all building <br /> setback requirements. The second structure(3121 Tulatip) is a one-story, two bedroom, <br /> one bathroom, residence with basement. It was built in 1916 with the main floor being <br /> approximately 920 sq.ft. with the basement being approximately 986 sq.ft. according to <br /> Snohomish County Records. This structure has a non-conforming setback of <br /> approximately 7 feet 6 inches &om the front property line and only 3 feet 6 inches from <br /> the north side property line. <br /> Both of these structures pre-date the City's 1956 zoning code and are considered legal <br /> non-conforming. <br /> Tlie above structure(s) meets the City of Everett Zoning Code in effect at the time of <br /> construction and I hereby find that the above sttucture(s) are legal non-confonning <br /> under the City of Everett Zoning Code.
