It is deve'.oped with two single family residential structures. The first (3123 Tula(ip) is a one-story, one bedroom, one bathroom, 567 sq.ft. residence. The slructure was built in 1904 according to Snohomislt County Records and meets all building setback requirements. The second structure(3121 Tulatip) is a one-story, two bedroom, one bathroom, residence with basement. It was built in 1916 with the main floor being approximately 920 sq.ft. with the basement being approximately 986 sq.ft. according to Snohomish County Records. This structure has a non-conforming setback of approximately 7 feet 6 inches &om the front property line and only 3 feet 6 inches from the north side property line. Both of these structures pre-date the City's 1956 zoning code and are considered legal non-conforming. Tlie above structure(s) meets the City of Everett Zoning Code in effect at the time of construction and I hereby find that the above sttucture(s) are legal non-confonning under the City of Everett Zoning Code.
