The legal description listed on <br /> the application shous lots A and B uf Tract 52, Edgewater. Our assessor's <br /> maps and records do not indicate that lot 52 Nas divided through a Subdlvision <br /> process. Prior to the issuance of building permits, the City must determine <br /> that tha lot is a legal building lot. To accomplish I:hat, you must complete a <br /> lot certification which documents that: <br /> 1) The lot divisions occurred prior to November 2, 1975, and <br /> 2) tl�e lots meet all the requirements of the Zon'_ng Code. <br /> Attached are the forms f�r the lot certification. There is a $25 fee. <br /> Your site plan shows a 29 foot 6 inch frontyard setback for l�our a�idition. <br /> The Zoning Code requires a setback of 55 feet from the centerline of the <br /> right-of-way. Since the right-of-way is 40 feet wide on Upland Ave. , this <br /> means your front yard setback must be 35 feet from your property line.
