A. A narratiie statement that addresses the following:
1 . We are requesting an Easement access and a variati.on
from a medium lot point of 60 feet to 60 feet.
2. I4y property has an existing house built in 1941 , as per the
attached drawing. It is not economically feasible to
relocate the house znd so the division into 3 seperate
lots requires us to deal with the house in its present
location. .
In order to provide access to Lot C, we must take access
on the east side of the existing house.
The view potential of Lot "B" requires that any house
biilt, be built to the N.W. corner of the lot, observing
the required setbacks. There just isn' t eough room at the
opL-imum building area te create a 80 ' lot wi3th.
3. Lot 60 is located riyht at the bend of the road and provides
excellent sight visability both left and right. Upland
Avenue had 2 access points and so the auto trips created by
2 additional lots should not create any adverse impact at
all . The streets are all black topped and sufficient
width to provide excellent vehicular movement.
4. The subject properts> is located in a R-S, 12, 500 square
foot zone and actually contains 5G, 709 square feet or
1 . 29 acres. In order to improve the land use, 3 lots can be
created and provide 2 additional buildiny sites, help
reduce the maintenance of the site, reduce the property
iaxes, and help upgrade the immediate neighborhood with
the construction of 2 new homes.
5. The creation of 2 additional building sites and the proposed
construction thereupon will be subject to all current building
codes and et back requirements. The new construction
will be of a size to blend with the existing neighborhood.
Special attention will be given to landscaping and on-site
dr.ainage.
