The tenant lease or rental agreement for the projeci must r.ontain a <br /> clause prohibiting vehicle maintenance on the site. A covenant must be <br /> recorded and signed by the owner stating that such a clause will be <br /> written into the tenant leases and/or rental agreements. <br /> 11. All storm drains in the complex must be stenciled with substantially the <br /> following language: "DUMP NO WASTE, DRAINS TO STREAM". This <br /> reminder is typically spray painted on to the ground adjacent to the catch <br /> basin with the use of a stencil. The treatment needs to be repeated, <br /> approximately annually, when the paint wears off. The developer/owner <br /> may either perform the stenciling, or give permission for volunteer <br /> groups to enter onto the property and perfortn the stenciiing. <br /> 12. Provide a vehicle tum-around for the paratransit service within the <br /> easterly complex. Provide a public vehicular tum-around at the south <br /> end of Meridian Avenue right-of-way. <br /> 13. A sewer main must be extended along the unopened Meridian Avenue <br /> right-of-way to the east portion of this project. <br /> 14. The roadway shall be 22 feet wide in order to provide two, 11-foot <br /> driving lanes. <br /> 15. A sidewalk shall be installed on the north side or the interiar roadway as <br /> shawn on the revised site plan. In addition, a sidewalk shall be installed <br /> along the south side of the roadway from Upper Ridge Road to the <br /> building labeled, "4-ADA". <br /> 16. A looped water main from 75th Street to Upper Ridge Road will be <br /> required to provide adequate fire flow to this site. <br /> 17. Off-street parking along the access road shall be via Type I driveways, <br /> per City Standards. <br /> 18. The project must provide two ioading areas for Paratransit access; one <br /> on each end of the project site. Loading in the cul-de-sac on the east <br /> end of the site will be acceptable. <br /> 9 <br /> 6 � <br />
