It is necessary for us to Uuild on a portion of the setback, as our property is <br /> a small corner lot. Also unusual is that the ground floor of the house is 8' above street level, <br /> thus the'semi-submerged' style. We have no off-street parking or alley access and we Uadly <br /> need to get at least one of our vehicles off the street. <br /> T1�e variance would not Ue detrivtental to the neighUorhood or the City in the least - we are <br /> matching ui size and style the adjacent neighUor's garage and transforming a steep, unsighdy <br /> Uank into a funcrional, practical and aestheHcally pleasing addiHon that will improve our <br /> property and enhance it's value. <br /> T1ie type of gar<�ge we are proposing is common in our neighborhood. Within a one-Ulock <br /> radius there arn 4 such garages placed at the property line on the setUack- 3 of the 4 <br /> addiHonally have alley access.
