The site fs located south and <br /> upslope of Mukilteo Boulevard. The general location of ihe site is illustrated on the Vicinity <br /> Map, Plate 1, <br /> No architectural plans were available at the time this report was prepared. However, we <br /> • anticipate that the house will be a two- to three-story wood structure. It fs to be set back <br /> approximately 17.5 feet from the edge of a steep slope, as defined on the topographic map <br /> prepared by William H. Raberts and dated February 15, 1995. According to this map, the <br /> siope is 40 percent or greater. <br /> SIT� CO�pITIONS <br /> Su[Lace <br /> The 1.72-acre lot has dimensions of approximately 309 fett by 240 feet. The buildable <br /> portion of the lot is in its northeastern corner at the top of its slope. From the house site, ihe <br /> lot slopes downwazds to the south and the west. The lot is connected to Viewcrest Avenue <br /> and 27ih Avenue Southwest by a gravel drive. The appror.imate configuration of the house <br /> and the lot are illustrated on the Site Exploration Plan, Plate 2.
