PLANNING DIRECTOR CERTIfICATION
NON-CONFORMING BUILDING #02-013
Applicant• Ray Hall 1624 Virginia Avenue, Everett, WA 98201
and parcel(s) bei
Legal Description: Blk 333 Div U Plat of Everett Lots 21 8 22
Tax Identiflcation Number: 00438833302100
Zoning: R-2 Single Family Detached Medium Density
Qescriptfon of Non-conformities: The site is developed with a single-family residence
and a detached garage. According to Snohomish County Assessor's records the above
structures were ccnstructed prior to December 1, 1956.
The detached garage tails to meet the required five-foot (5') interior side setback from
the southern property line.
There is an existing 10' x 16' storage building on site which appears to encroach into the
required five-foot interior side setback. There do not appear to be any building permits
on file with the City for this sructure, however it appears to be fairly new in age. This
structure will need to brought intc cn(ormance with City code requirements, including
any building permit approvals and compiiance with zoning code standa js.
Refer to the attached site plan, provided by the property owner, for information regarding
specific buiiding setbacks, building height, and buiiding dimensions.
Decision: I hereby find that the use and selbacks for lhe above structure(s) are
recognized as 1eg21 non-conforming and meet the City of Everett Zoning Code in effect
at the time of construction. However, this decision does no purport to legalize the
storage shed. This structure will need to be approved by the City, and must rrieel all
code requirements in effect at this time. This certification is suuject to revocation if il is
found that the information upon which this decision was based is erroneous.
 ,/ Ju002
Paul A. oberts, 7irector
This is an administrative decision that may be appealed to the City's Land Use Hearing
Examiner. An appeal must be filed with the City within 14 days of the date of this notice.
If you have questions regarding this proposal or i you wish to file an appeai, please
contact Becky Faver.
