HIGHLIGHTS OF THE UNIFORM <br />BUILDING CODE CHANGES FOR 1991 <br />(As Applicable to Residential Construction R-3 Occupancies) <br />Smoke Detectors -Section 1210 UBC <br />Section 1210(a)2 <br />Additions, attentions or repairs to Group R Occupancies. When the valuation of an addition, attention or repair exceeds <br />$1,000 and a permit is required, or when one or more sleeping rooms are added or created in existing Group R Occupancies, <br />smoke detector shall be installed in accordance with Subsections 3, 4 &.5 o(Section 1210 UBC. <br />Section 1210(a)3 <br />Power source. In new construction required smoke detectors shall receive their primary power from the building <br />wiring when such wiring is served from a commercial source and shall be epuipped with a battery backup. <br />The detector shall emit a sienal when the batteries are low. Wiring shall be permanent and without a <br />disconnecting switch other than those required for overcurreat protection. Smoke detectors may be solely battery <br />operated when installed in existing buildings; or in buildings without commercial power, or in buildings which <br />undergo alterations, repairs or additions regulated by'Subsectlon 2 of this section. <br />Section 1210(a)4 <br />Location within dwelling units. In dwelling units a detector shall be installed in each sleeping room and at a <br />point centrally located in the corridor or area giving access to each separate sleeping area. (Remainder of section <br />unchanged) <br />Guardrails -Section 1712 UBC <br />Section 1712(a) <br />Open guardrails shall have intermediate rails or ornamental pattern such that a sphere 4 inches in diameter may <br />not pass through. <br />Exception #2: <br />The triangular openings formed by the riser, tread and bottom element of a guardrail at the open side of a stairway <br />may be of such size that a sphere 6 inches in diameter cannot pass through. <br />Doors -Section 3304 <br />Section 33046) Exception LB <br />A door may open at a landing that is not more than 8 inches lower than the floor level, provided the door does <br />not swing over the landing. <br />Safety Glazing -Section 5406 <br />Section 5406(d)6 <br />Glazing in fixed or operable panels adjacent to a door where the nearest exposed edge of the glazing is within <br />a 24 inch arc of either vertical ed a of the door in a closed position and where the bottom exposed edge of the <br />glazing is less than 60 inches above the walking surface. <br />Questions!
