Dale J. Good <br />I respectfully request a variance from the : ..le set -back requirements <br />on my property zoned R-1 calling for 6 feet between the property line <br />and any structures. Granting the variance would permit me to close <br />in an existing carport, creating a double garage. The request is for <br />a variance of ten (10) inches, allowing the garage wall to be Live <br />feet, 2 inches from the South property line. <br />1. Such a variance would permit extension of the wall at the back of <br />the garage to the front. I discovered the house and garage are not <br />square on the lot, and not parallel with the front, back and side <br />property lines. Extending the existing wall forward puts the front <br />corner of the garage ten inches over the requires six-foot setback. <br />2. Granting the variance would permit me to have a'double garage. <br />Other property owners in the neighborhood whose homes are not so close <br />to the property line and square on the lot can extend garages and <br />carports to double garages if they so choose. <br />3. Granting a ten inch variance will in no way be detrimental to the <br />city, public welfare or other property owners in the area. It still <br />leaves more than 25 feet between the additional garage wall and the <br />house next door and will only add a wall under an existing carport - <br />roof that has been in place for 15 years. Should the neighbor to <br />the South desire to extend twelve feet to make a double garage, the <br />two structures would still be 13 feet apart. If he should request <br />the same ten inch variance the two garages would still be more than <br />ten feet apart. <br />4. Granting this very small variance will not adversly effect the <br />comprehensive general plan because it does not change the zoning <br />or even the intent of the zoning. It extends the building only <br />10 inches over the required set back, but still further from the <br />side property line that zoning in other parts of the city. Additionally, <br />there are other houses in the neighborhood that have obviously been <br />granted variances, because they are closer than 6 feet to property <br />lines. Granting this variance will also permit easier access to the <br />back yard because it will replace a solid fence with a gate and make <br />it possible to pass through the gate rather than the garage between <br />the front and back yards, <br />a <br />=I <br />x <br />H <br />N <br />z <br />0 <br />H <br />n <br />m <br />
