-4- <br />.� <br />Mr. Johnson had the following comments: <br />1. The building at 2938 Rucker is fifty years old and <br />needs remodeling and updating. • <br />2. Remodeling will imorove the general appearance of the area. <br />3. Parking has never been a problem in the past. <br />Mr. Wally Turner, the prospective purchaser of the property, <br />made the following statements. <br />' 1. The proposed use of the building is the same as its present <br />' usage. <br />' 2. It is difficult to obtain more parking in the area. However, <br />the twenty-five (25) foot lot directly to the north of the <br />building will be utilized for as much parking as the Code <br />i allows. <br />I� .i. The wholesale automotive parts business is not a high-traffic <br />business. <br />' 9. The applicant is attempting to upgrade the building and the <br />area. <br />There was no opposition from the audience. <br />� After visually vicwing the subject property and considering all <br />� the facts it was moved by Mr. Russell seconded by Mr. Berg and <br />� unani.mously carried to grant the applicant's r.equest for the <br />� following reasons: <br />� 1. That the variance is necessary for the preservation of a sub- <br />� stantial property right that is enjoyed by other businesses <br />in the area. <br />2. Granting the variance will not be detrimental to the public <br />welfare or injurious to pronerty in the vicinity. <br />3. Granting the variance will not adversely effect the compre- <br />hensive nlan because there will be ver.� little change in the <br />use of the bulding. <br />IAs a condition to the granting of this variance the following <br />1 stipulation was made_ <br />1. That the City Council grant permission for parking on Ci.ty <br />property that is situated on the south side of the building. <br />(Wall Street). <br />A hearing was held on the application of Tvilliam Palmer, 3615 <br />Geyer Lane, Everett, Wasliington for a variance from Section <br />�� <br />
