C <br />Legal Description: Lots 7, 8, 9, and 10 Block 685, Everett <br />Land Company's First Addition, except the <br />i East 35 feet of said Lots 9 and 10. <br />Location: 1801, 1806 Wall Street, and 2935 Rockefeller <br />Zoning: B-3, Central Business <br />Mr. Ron King represented Coldie Erickson and made,the following <br />statements: <br />1. There is exempt parking one block to the north. <br />2. Because the existing house is in the core area of the <br />city it is actually a non -conforming use. <br />3. The city newspaper has indicated there is plenty of <br />parking available for shoppers. <br />4. There is 10,237 square feet of,'land area at present and <br />the topography lends itself to two levels of parking <br />under ground. <br />5. There would be two more levels of parking needed <br />above ground if the city code is complied with. <br />6. There are twenty off street parking spaces on the <br />property now. He will provide forty more, however, <br />to provide forty additional presents a hardship. <br />7. The parking requirements are too strict in comparison <br />to other business locations in the core area. <br />Celia Strong of the cities.Public Worhs Department explained the <br />following: <br />1. The assessments of the downtown parking garage are <br />divided among the downtown merchants and at this time <br />the garage is filled to capacity. <br />2. There is a serious on street parking problem in the <br />governmental service area of 'downtown. <br />3. This proposed reduction in off street parking requirements <br />would create serious additional on street parking problems. <br />There was some opposition to the granting of the variance, the names <br />and addresses of. those opposing are on file with the Building <br />Department. some of the reasons for their opposition were as <br />follows: <br />1. Thirty-first and Oakes has off street parking problems <br />now, this new proposal will impact the area even more. <br />2. Stop the problem before it. starts_ <br />3. An office structure should be built that fits the parking <br />requirements. <br />(3) <br />
