TO Gerry Ervine, Planning Department <br />FROM Dennis Gabelman, Public Works Department /,,' <br />I/ <br />DATE June 22 1982 <br />SUBJECT S.P.U. /16-81 CITY OF EVERETT, EVERETT WASHINGTON <br />Proposed Snohomish Coulnty Jail Facility <br />RECOMMENDATIONS: <br />It is the recommendation of the Public Works Department that the following <br />conditions be included in the issuance of the Special Property Use Permit for <br />this development: <br />1. Detailed drawings shall be submitted to the Public Works Department <br />showing site parking layout, landscaping, utilities, storm drainage, <br />temporary construction erosion control and all required improvements <br />in the public right-of-way. Public Works Department approval of these <br />drawings is required prior to any permits being issued. All improvements <br />shall be completed, approved and warranted before the Occupancy Permit <br />is issued. <br />2- The existing sewer main in the alley west of the proposed building is <br />undersized and will have to be uFgraded to handle the increased load. <br />3- On -site detention will not be required. In lieu of on -site detention, <br />payment will be made to the Regional Detention Fund No. 340. The <br />amount required will be based on drainage calculations as required by <br />the Public Works Department when design and development plans are <br />finalized. <br />4. The existing north -south alley will have to be vertically realigned to <br />handle increased traffic from this development. The existing grade <br />differential at Wall Street is excessive from a traffic safety view. <br />S. All existing driveway aprons that will no longer be used shall be replaced <br />with full curb and sidewalk to match existing. <br />6. Existing sidewalk around the perimeter of development on the block <br />must be brought up to standards, which will require replacement of <br />all broken or depressed sections. <br />T. City streets and alleys are to be kept clear of dart and debris at all <br />times during construction. Dust suppression and street cleaning must <br />occur as directed by the Public Works Inspector. <br />S. Performance and Warranty Guarantees will be required for all work <br />in the public right-of-way. <br />DG:jcl <br />
