The eaves/overhang must not exund over the pmperty line. <br />2. Obtain nece.vsary building pe� ts from the Ciry of Everett's Build'wg <br />Department. Compliancx with the State Building code is required. One hour <br />wastruction is required if U►e struc.ture is less than thra feet to the Properry <br />line. <br />3. The detached garage must have siding and a roof pitch similar to the house. <br />4. The exisiing small shed msst be moved five feet from the property line. <br />5. Ciry records indicate that the proposed expansion will occur over the top of the <br />exisung side sewer. The side sewer must be relocated or replaced to mcet <br />UPC. <br />The new garage will have no setback from the north properry line. The existing <br />garage had no setbacic from the north properry line and was certi6ed under NC Bldg <br />�99-004. <br />Subsection 38.040 of the City of Everett Zoning Code zllows for the Planning <br />Director through Review Process II to allow for the expaacion of a saucture which <br />dces not meet required setbacks or height, provided thst the expansion does not <br />make t6e setback or hei�t moro nonconforming; tLat the expansion complies with <br />all other requirements o the zoning code ordinance; and that the nonconformiry hes <br />been certified by ffie Planniag Departrnent. <br />The applicant ur an owner of properry located adjacent to the subjxt property may <br />appeal the Planning Direcror's determination. Any such appeal must be filed wuLin <br />fourteen (14) calendar days of the date specified above. Appeal forms aze available <br />from the Planning Department and must be submined along wit6 the required filing <br />fee.
