2. EXISTING CONDITIONS SUMMARY <br />The site covers approximately 0.18 acres The existing site contains landscaping with a <br />few bushes/shrubs along the eastern and southern property lines and a previously <br />removed SFR. Access to the site will be from the existing road to the east (Walnut St) and <br />the ally to the west Approximately 3,910 sf (0.09 acres) of the site will be impacted by <br />new impervious surfaces with the entire site, approximately 7,920 sf (0 18 acres) being <br />disturbed as needed for the clearing/grubbing and restoration of the existing site. <br />The proposed area of disturbance is the entire site. The proposed area of disturbance <br />drains to the east. The existing road to the east does not drain toward this property, <br />however a portion of the existing ally does drain toward this property. This project will not <br />affect any offsite flows from passing through the site as in the existing condition. All of the <br />proposed Impervious surfaces for this project will be dispersed on -site and leave the <br />project parcel as sheet flow <br />Since this lot has been cleared previously and appears (,_ have been graded the USDA <br />Web -Soil Survey was used to determine the existing soil conditions for the parcel. Refer <br />to Figure 4 The sods are mapped as Alderwood-urban land complex. The general site <br />slopes, in the area of disturbance, are flat and average approximately 5 percent. Based <br />on the existing soil information and the setbacks of the proposed improvements from any <br />of the property lines or critical areas there is little potential for erosion or sedimentation <br />during construction, assuming the basic BMPs included in the SWPPP are installed and <br />maintained properly Refer to Figure 2 for an existing basin map. <br />Walnut SFR 14-0420 <br />May 2014 Page 4 <br />
