PLANNING DIRECTOR CERTIFICATION <br />NON-CONFORMING BUILDING #05-010 <br />Applicant: Harwood Pounds Jr., 2614 Walnut Street, Everett, WA 98201 <br />Descriation of aroaertv structure(s) and parcel(s) beinq certified• <br />Site Address: 2614 Walnut Street <br />Legal Description: Lengthy (See Application) <br />Tax Identificatio� Number: 29052000409500 <br />Zoning: R-2 Single Family Detached Medium Density <br />Description of Non-conformitfes: The site is developed with a single-family residence <br />and detached garage. Total lot area is 6,000 square feet. According to Snohomish <br />County Assessor's records the above residence and accessory slructure were <br />constructed prior to December 1, 1956. <br />The detached garage fails to meet the five foot (5') interior side setback from the <br />northern property line. The single-family residence fails to meet the required five foot <br />(5') interior side setback irom the northern property line. The residence also fails to <br />meet the twenty (oot (20') front setback from the eastern property line; the residence is <br />located 6" within the required twenty foot setback. A covered porch open on three sides <br />is permitted to encroach six feet into the iront yard selback. The porch at the subject <br />residence was enclosed after 1956 and therefore would be considered illegal. The <br />windows, and sliding glass door which have enclosed the porch will need to be <br />removed. <br />Decision: I hereby find that the use and setbacks for the above stnicture(s) are <br />recognized as legal non-conforming and meet the City of Everett Zoning Code in effect <br />at the time of construction. This certification is subject to revocation if it is found that lhe <br />information upon which this decision was based is erroneous.
