. , (
Jan L. Mderson /j/3
1311 Rucker Ave
Everett,WA 98201
425-259-3053
RE: Improvement ot ezisNng bedroom.
T'he property at 1311 Rucker was built in 1924. A mother-in-law apartment was in
the basement of d:e property when purchased This apartment included a bedroom area
with a closet, kitchen with counter, breakfast baz(not stationary), living azea, and a'/.
bathroom. It was not insulated. There were heater vents in the apartment: one in the
kitchen area, one in the living area, and two in the former bedroom. T'his apartment was
separated from the laundry area with a door. The electricai was not grounded. Wires
werc bunched with electrical tape and hanging from the light in the ldtchen, were in the
rafters near the bathroom door, and hanging from the ceiling near the apartment door. A
hot lead wire was capped on the end and lying on the floor near the washer/dryer. The
foundation is cement. The 17oor is also cement. I am confident that a house built in 1924
could not meet the codes of 2003,
The shaded area signifies the fortner bedroom in the basement. Note that the former
bedroom did not have a window was located next to the fumace/water heater room and
had a bedroom closet that was located on the backside ofthe fumace I moved t6e
existing bedroom to a safer location away from the furoacdwater heater room.
• I removed the closet(not a supporting wall)and the backside of the .;loset(also
not a supporting wall).
• I removed paneling un walls in the nnw beclroom area.
• I replaced some existing 2x2s in the new bedroom azea with 2x4s so I could put in
insulation since there was not any behind the paneling.
• I used 2x4s in the partition, and insulated the partition, the ceiling, and the outer
walls with R13.
• There is a heater vent in the new bedroom azea.
• I took the former bedroom closet in the center of the basement, and moved it(and
improved it) to iu present !ocation in the new bedroom, by adding it to the
existing wall.
• I also put a new supporting post in the closet center to add support to the
supporting beam that runs east to west(since it was obvious that it had been
removed prior to my purchase, and it appeazed the beam was sagging),
• f put pan,:ling on the backside of the closet to match the paneling on the other
walls.
• I put 5/8 drywall on the ceiling in the new bedrocsn and the ceiling of the open
area(for fire safery).
• I also put insulation along the foundation where the ivalls of the house meei the
foundation in the open azea and kitchen.
• I wired avo outleu for a total of three in the new bedroom azea, grounded the new
outleu, and removed the receptacle &om the former oudet, found a ground wire,
gounded and replaced the receptacle.
• I moved the light switch from the eisting wall, to the bedroom wall.
