t
Jeff Heilman
From: Jeff Heilman on behalf of Engineering/Public Services
Sent: Wednesday, July 18, 2007:!:02 PM
To: Kirk Brooks; Tony Lee
Cc: Jeff Heilman
Subject: FW: Non-conforming issue
Kirk,
I reviewed the plans at the front counter yesterday. I told lhe applicant at the fronl counter that if the building was less than
3 feet from lhe property line that section R302 would apply to the addition.
Section R302 precludes projections trom extending closer than 2 feet from the line used to determine ihe fire separation
distance. The site plan did not provide the dinension of the setback of the structure to the south property line. Theretore
all of this is speculalion based on lhe building being equal to or less than 2 feet from the property line.
Allhough the planning department has approved the certification of a nonconforming building, they are not revieving the
proposal for compliance wilh the building code.
If you have any questions feel free to contact me.
Jeff Heilman
Development Technician
City oi Everett
Engineering/Public Services Division
3200 Cedar Street, Everett WA 98201
Phone 425-257-8976
Fax 425-257-8857
FfOnl: 1ellMIlei [in,nlio:c'IindlcfiL; .coi•-I.i'rt]
Sent: Wednesday,July 18, 2007 1:11 PN
To: Engineering/Public Services
Subject: Non-confarming issue
Attention Kirk Brooks-
I have a addition proje•:t located al I501 Rucker Ave. The exisling strucfure has been certified as non•conforming. As I
understood earliar in lhis projecls design developmenl and in conversalion with Steve Inglesbee regarding the non-
conforming structure, that I could conslrucl a new 1 hour wall wilh lhe same facade as the existing nornconforming,
providing lhat lhe new elements don't increase on the non-conforming. I have been through the Historic review and it has
been approved as well. Mclient has gone into the city tor permit submitlal and was turned way based on the new
strucure and it's elenient relating to the non-conforming. The new roof overhang of 12" (which does not cross the property
line)and is in the same vertical plane as the nnn-conforming below. What is the status with this 12"overhang?
I need a clarification on th;code item.
Thanksforyourlime-
cff Viillcr. rVlll)
I :unwltino 3' Ic.ion
-4'--I,I-`l;,j, .
t
