Finding: The Applicent hae a 3,100-aquare-foot, 25-foot-rride <br /> lot in the north part of Everett. Due to the eize of the lat, <br /> the prapoaed 450-equace-foot addition will ceuse the home to <br /> exceed the maximum allowatle .35 groea floor area ratio in the <br /> R-2 zonE. Additionally, the amallnese of the lot precludes <br /> placing a deck anywhere which would not either intrude into the <br /> required aide yarda or into the rey�!red rear yard. All other <br /> zoning code requiremente will be met. <br /> The Applicante are purchaeing the home and have lived [here for <br /> 12 yeare. They have improved the home over those years by <br /> adding thermal rrindorta, inaulation, a solar hot water sys[em <br /> and new aiding. Because of 3rowth of the family, they need a <br /> larger home. With the addition as projected, the house would <br /> be 1,564 square feet. <br /> b. Conclueion: TUere are exceptional circumstances applying to <br /> thia property, ae related to the size of [he lot. <br />
