Findin s: The Everetl General Plan designates this property as 1.3. <br /> Single Family Detached (10-12 dwellings per gross acre). <br /> b. Conclusions: The proposed use of the subject property (or <br /> residential purposes is consistent with the Everett General Plan. <br /> Criterion No. 6: The need ror the requested variance is not the result of a self- <br /> created hardship. <br /> a. Findings: The subject property is only 3 960 square feet in area, <br /> compared to the minimum 4,500 square (eet required by Code. <br /> Based upon the substandard lot size the applicant could not make <br /> any addition to the existing residence or build to the height allowed by <br /> the underlying zone. The exceedance of lot coverage and gross floor <br /> area coverage are necessilated by the lot size, and are not lhe result <br /> cf a self-crea?ed hardship. <br /> Section 39.150.C.2 states that decks are permitted to be constructed <br /> up to the side property line provided they do not exceed 36 inches in <br /> height. The applicant is proposing to construct a landing and stairs <br /> which exceed 36 inches in height within the five foot interior side <br /> setback as a convenience to the second story rather than a <br /> necessity. <br /> b. Conclusions: The proposed remodel takes into account the historic <br /> nature of the neighborhood and the limited area on site. Due to ;he <br /> substandard lot size of the subject site, the requested variances from <br /> lot coverage and gross (loor area coverage are not the result of a self <br /> created hardship. <br /> The City finds that the proposed landing and steps are necessitated <br /> � by lhe des�gn of the remedel on sife and therefore is ;he result of a <br /> self created hardship. <br /> C6 <br /> J <br />
