1 `
Rich Sorgen
Harch 29, 1988
Page 2
Typically, the conccete footings are 9 inch x 15 inch and
have 6 inch plus of cover above the bottom of the concrete . ?
These footings support posts that cacry the weight of the
6 x 8 girders. The joists are 2 x 8 at 16 inch spacing and
span 12 Eeet fcom girder to girder .
The akirting around the pe[imeters of this home appears to
be asbeatoa, which is a known health hazard. Care must be
exercised if this material is cemoved or cut . If you have -
concern about the the disposition of this material, or need
additional information, please contact the Environmental
Protection Agency or Puget Sound Air Pollution Control
Agency.
In the crawl area, there were no signs of wetness or indica-
tiona of flooding conditions at the time of inspection. A1-
though no evidence of moisture was noted at this time, it
should be cemembered that during peciods of hard rain or
high watec table, and considering the possibility of unseal-
ed foundations, there is always the possibility of water
entcy, Keeping exterioc drains clean and functioning at all
times, regrading of low areas and ground sloping measures
to prevent water from cunning into the foundation, and add-
ing drains or splash blocks to carry roof runoff away from
the foundation will be helpful in preventing water entry
ito the crawl.
In the ccawl area under the house, the following is rec-
ommended:
1, Maintain proper ventilation.
2. Reiaove wood debcis from crawl area.
It is my understanding that you intend to add a second story
to this home. The foundation will have to be mudified.
Three altecnatives are :
1, Replace existing piers with larger piers.
2. Replace existing piers with foundation wall and
footings.
3. Install separate f.oundation for second floor, so
that the second floor support is independent of
the existin9 foundation support.
