Detailed drawings in accordance with City Design and Construction 3tandazds shall be <br /> submitted to the Public Works Department, showing site parking layout, landscaping, <br /> utilities, and all required improvements in the public right-of-way. Public Works <br /> Department approval ofthese drawings is required prior to any pertnits being issued. <br /> 2. Parking as shown on the site plan does not meet city design and construction <br /> standards or the city zoning code requirements. Applicant must obtain both planning <br /> and public works department approval of parking configuration. <br /> 3. Special charges for connection to the sewer and water systems in accordance with <br /> Ordinance I 171-85 and subsequent revisions are applicable. These charges are based <br /> on projected water usage and can be substantial. Applicant is encouraged to obtain a <br /> copy of the Ordinance and determine estimated charges prior to building pertnit <br /> application. The actual charges shall be computed by the Pubiic Works Department <br /> per the ordinanc�in effect at the time and according to the information on the <br /> approved plans at the time of building permit issuance. <br /> 4. Lack of comment on the plans submitted with the application does not constitute <br /> approval of these plans. <br /> 5. Any broken or damaged curb, gutter or sidewalk on this projects frontage shall be <br /> repaired/replaced. <br /> 6. Project shall comply with State Building Codes including emergency roscue windows <br /> in the sleeping rooms and appmpriate smoke detectors. Plans and/or a site visit may <br /> be appropriate to determine a complete list of building department improvements. <br /> 7. An hold harmless for sewer agreement shall be recorded against thu property. <br /> 8.
