Detailed drawings in accordance with City Design and Construction 3tandazds shall be submitted to the Public Works Department, showing site parking layout, landscaping, utilities, and all required improvements in the public right-of-way. Public Works Department approval ofthese drawings is required prior to any pertnits being issued. 2. Parking as shown on the site plan does not meet city design and construction standards or the city zoning code requirements. Applicant must obtain both planning and public works department approval of parking configuration. 3. Special charges for connection to the sewer and water systems in accordance with Ordinance I 171-85 and subsequent revisions are applicable. These charges are based on projected water usage and can be substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine estimated charges prior to building pertnit application. The actual charges shall be computed by the Pubiic Works Department per the ordinanc�in effect at the time and according to the information on the approved plans at the time of building permit issuance. 4. Lack of comment on the plans submitted with the application does not constitute approval of these plans. 5. Any broken or damaged curb, gutter or sidewalk on this projects frontage shall be repaired/replaced. 6. Project shall comply with State Building Codes including emergency roscue windows in the sleeping rooms and appmpriate smoke detectors. Plans and/or a site visit may be appropriate to determine a complete list of building department improvements. 7. An hold harmless for sewer agreement shall be recorded against thu property. 8.
