I wish to tuild a 20' X 20' garage on the swtheast corner of the above i <br /> property. I wish to place the building on the side lot line as well as the back <br /> line or fence line as it mw e�dsts. Specifically, I �n seeking a variance fzrom <br /> the 5' side line setback as well as a variance from the 20' back lot line re- I <br /> quir�ent if the side line setback is �t maintained. <br /> 2. My lot is the second smallest lot in trry block. 'Ihere presently exists an old <br /> garage, 12' X 20" with a decided le� to the north and in inminent d�ger of <br /> falling. All of the other garages in the block violate both requira�nts that <br /> I �n seeking a variance for. All are on the alley or back lot line. Ttao of � <br /> the five are built conQletely across their respective lots, ie. , they are built <br /> on both side lot lines. 'itao have a set back of one foot fx�om the side line and <br /> one has a aetback of 3' . 'Ihe entire block is zrnied identically. � <br /> 3. 1he public welfare can only be a��ced by the raroval of my falling build- <br /> ing and the erection of a modern, safe building. Zhe fact that all garages in my _ <br /> inmediate neighberhood already violate the setback requirmients, the fact that no <br /> one has bec�► inj�sed by that fact, lead me to believe that on one will be injured <br /> or in acry way detrimmtally affected by my request. <br /> 4. If I mm� mt allowed this request, I will be forced to use the present structtia�e <br /> imtil it falls or biuns. We will be forced to contirnie parking on the street <br /> where we have already had one car totalled in azi accidmt that we were not a par.t � <br /> of as well as tc.v breakins into o� cars with the resultant loss of property, all � <br /> within the last 18 months, or the time we have lived on the property. All other � <br /> nei�hbors enjoy offstreet parking in their garages. <br /> 5. The garage will not exceed the si.ze requested of 20' X 20' (being the same <br /> si.ze ar smaller that the other in the neighborhood) . 7he height of the garage will �I <br /> not ecceed the height of the lughest in the neig�bonc�od. The garage itself will <br /> be fini.shed with siding similar to my house as well as roof pitch so as to more <br /> accisately blend into my crnmaiity. <br />
