( Geotechnical Engineaing Report
' GardenerGroupCondominiums
I July l6, 1997
NCA File No.209297
Page t I
f

I Drainage
We recommend that roof drains, catch basins or other devices used to collect surface runoff, be directed
I by tightline into the stortn drain or other suitable system. Surface drains should be maintained
separately, and not be interconnected with foundation or wall dreins.
IWe recommend that footing or wall drains be utiliud due to the potential for perched water conditions to
develop in the till. Footing drains should be installed at least 6 inches below planned finished floor
I elevation. Footing drains are constructed similar to wall drains described previously.

 Monitorfog
We strongly rccommend that we be retained to monitor the drainage, earthwork end foundation phases of
I development, including temporary cut slopes, building excavation, structural filling, retaining wall
development, and dreinage conswction. As part of our services we would evaluate earthwork activities
to detertnine if they comply with project plans, specifications and our recommendations, and to
Idetermine if other methods and techniques are necessary. Foundation and structural fill soi!s intrnded
for use within the site, should be epproved by the geotechnical wnsultent prior to use.
I USE OF THIS REPORT
I We have prepared this report for the Gardener Group and their agents for use in planning and design of
this project. lhe data and report should be provided to prospective contractors for their bidding end
estimating purposes, but our report conclusions and interpretations should not be construed as a wenanty
` of subgrade conditions. Final plans were not available at the time this report was prepared. We
recommend that we be retained to review the final plans and specifications following their completion to
' determine if the recommendations presented in this report ere appropriate and if their intent has been
followed.
The scope of our work does not include services related to construction safety precautions, and our
recommendations are not intended to direct the contractors' methods, techniques, sequences or
procedures, except as specifically described in our'eport for consideration in design. 'Rrorc are possible
variations in subsurface conditions. We recommend that project planning include contingencies in
Ibudget and schedule, should ereas be found with conditions that vary from those described in this report.
We should be retained to provide monitoring and consultation services during consWction to confirtn
I
I NELSON-COUYRETTE &ASSOGATES, INC
