,. . ..
Erlginer'g Inspection of the Fropr(y I_ocated al
2618 and 2626 Rucker Avenue, E:ere;,, ;a,hington '`" 3
Buildino 2626 ,
SERVICE pROP: One of the service drop lines from the utility pole does not have adequate
clearance above the deck roof. The clearance is mandated by code for safety reasons, and I
recommend that the code requiremenis be met.
SPECIAL INSPECTIG`v LIMI7ATION: The power to three units in the building was otf at the
time oi the inspection. This prevents me from making the normal functional checks of the
electricai system and could cause me to miss a serious problem which I wouid othenvise find.
SERVICE ENTRY: The service panels are fuse type. I recommend that a licensed electrician
be employed to review and repair the systems because there are portions of',; wiring that
are not properly protected and are improperly wired.
SERVICE CAPAC17Y; The lotal capacity of the electrical service equipment, as limited by 1he
instaded overload•protection, is 50 to 60 amps, which is oniy marginally adequate for normal
use.
DISTRIEUTION WIRING: The distribution wiring is a combination of knob-and•tube and
nonmetallic sheathed cable. (See general comments above.)
The viSible portions of the distribution wiring show many deficiencies of various types.
Because the visibie portions are so poorly done, the conceaied portions are also calied into
que:,tion. I reCommend that a licensed electricai contractor be employed to thoroughly
investigate the system and to improve it so that it meets present code requirements.
The electrical sysfem of this building aiso is not of the grounded type, as are more modern
systems. Again, the advent ot grounded systems provides additional safetv
OUTLETS & SWITCHES: As is common in older buildings, relativeiy few outlets have been
iN?is usually leads to the excessive use of extension cords
a.``zarcis ..
, .. wRH ahendarrtflra -= ;-<_, =i_;
•--' ^-_;.w._ _ ,:x.u.:
I checked some of the outlets and switches and found the following problern.
Two outlets in the kitchen of apartment No. 1 provides no power when,a device is
plugged into them.
I suggest ihat ground fault circuit interrupters (GFCI) b2 instalied, at least in circuits serving
kitchenS, bathrooms, laundry rooms, garages and outdoor outlets.
SECTION 6. PLUMBING SYSTEM
in any finished building, much of the piping is not accessible to inspection. i ne inspector
visually evaluates that which is accessible.
