Existintt Structur�,`Lot Size: <br /> Finding: The existing structure is 12,030 sq. ft. and provides 11 offstreet <br /> parking spaces. The proposed use will be 14, 530 sq. Et. and provide the same <br /> offstreet parking. <br /> Conclusion: Current use would require 25 parking spaces, proposed use and <br /> remodel would require 39 spaces. At full development with the added area and <br /> changed uses the parkinb deficiency would rise from 14 to 28 spaces. <br /> B. Proposed Use• <br /> Finding: The structure is in a General Commerical Zone (C-1) and has been <br /> used for general office use and residential uses for a number of years. <br /> Conclusion: The uses proposed are allowed in the C-1 zone and are compatible <br /> with other uses in the area. <br /> C. ParkinA: <br /> Find'u�g: Eleven parking stalls exist on-site, on-street parking existing in the <br /> area. � <br /> Conclusion: The parking study done by the Applicant showed there was enough <br /> on-street parking to accommodate this proposed use. <br />
