This was an unusual case,
thatisforsure!
I did meet with the owner and the tenant yesterday aftemoon to discuss the exemption from vacancy registration, and
the exeiption form was completed yesterday at thfield meeting at 3:30pm. 7he space is leased, but the tenant has
not yet ocwpied the front office. long story short: the tenant has been trying to sublease it without suaess,so the
tenant is going to move their construction office from Colby to 2728 Rucker in a couple months. Jack Lacasse, the
tenant, is the husband of the woman that nins the 7 3 Eluffalo coffee stand. 1"hey also use the buiiding for coffee storage
and equipment for his construction business(notisible from the street).
I asked the tenant if they could work with you on a window display. The soace is se: up beautifully with a wall hiding the
storzge behind it, and it is going to be an office in April. My understanding is that the tenant is going to put up an art
display to satisfy[he window display requirement, and then call for field review.
Meg
From: NielsTyge.;en
ent:Tliursday, ]anuary i4, 2010 11:17 AM
To: Meg Haley
Ce: Gerry Ervine; Kirk 6rooks
Subject: RE: 2728 Rucker Avenue
Meg,
Attached are photos from a site visit yestcrday. The main structure built in i945 Z7z$ Rucker, i; still curmntly
vacant. While there I spoke with a coffce attendant at the coffee stand,z7z6 Rucker, she said she did not know of
plans to use the main structure as a cafc, but that the owners were working on the building and planning to lease it
out.
The Assessors listed the use as commercial, 'Pacific Garages', I spokc with the City Clerk's this moming confirming
thcy were at that location till Zoo9. I doot see a current permit on PermitTrak for a TI or change ofse from
commcrcial toestaurant.
I would suggest they file for an exemption if the owners am actively trying to lease the space, and they will need to
do some sort of window treatment The aesthetics of the bldg's physical maintenance looks ok to me.
Niels
« File: 1.13.2010 009.jpg» « File: 1.13.2010 007.jpg» « File: 1.13.2010 OOS.jpg»
«OLE Object: Picture (Device Independent 8itmap»
From: Meg Haley
1
