F <br />I <br />cl•rx ur, EVEXE•rr DLO 41 I"t <br />USE PERMIT 11-92 <br />February 26, OF 1992CITY ...............E.......V....ERE...........T....... <br />T. <br />Public Works Dept. <br />Applicant: Tim Robbins <br />2925 Lombard Ave. <br />Everett, WA 98201 <br />Location: 3501 Rucker Ave. <br />Previous Use: A 2,884 square foot single <br />family residence <br />Proposed Use: Convert the residence into <br />office use. <br />Zoning: <br />B-2 Community Business Zone <br />Parking required: 1 per 400 square feet is <br />required per Zoning Code. <br />Seven off-street spaces are <br />required for the 2,844 square <br />foot office building. <br />A permit for the above described change of use is hereby <br />granted with the following conditions that must be met <br />prior to use: <br />1. Landscaping is required to be installed in <br />accordance with the City of Everett's Zoning Code <br />for the new use, also designated street trees are <br />required along the frontage on Rucker Avenue at 20 <br />feet on center as required per SEPA DNS #70-91. <br />Submit a landscape plan that wi:l meet the <br />approval of the Planning Department. The plan <br />shall consist of a minimum of a ten foot wide <br />strip along Rucker Avenue with Type III <br />landscaping and a five foot wide strip along the <br />side property lines with Type III landscaping. The <br />five foot wide strip can be reduced 4-7 the <br />distance between the building and lot line when <br />less than five feet. (see enclosed landscaping <br />requirements) <br />2. A building permit is required for the chango of <br />use to assure compliance with current building <br />codes for the new use.
