WA/X�NGTON <br />Dear Mr. Beathe: � ..:o� <br />The following information is provided in response to your inquiry of April 29, 1981, <br />regarding your desire to build another single family detached residence on your <br />property at 3608 Rucker (North one-half of Lot 28 and all of Lot 29, Blxk 13, <br />Friday's First Addition to Everett) which is a legal nonconforming lot, 37.5 feet by <br />128.81 feet (4,830 square feet) in an R-4 zone. <br />It has been interpreied that the number of dwelling units allowed on your lot would bc <br />based on lot square footage (4,830 sq. ft.) divided by the square footage required per <br />dwelling unit in the R-4 zone (750 sq. ft.) as long as all other zoning and building code <br />requlrements are met. Some of those reGuirements are (also see enclosure): <br />Off street parking: ��SP Zespaces Cforn�each tun t B ontabning three <br />bedrooms or more. <br />Setbacks: i ront yard - not less than 10 feet <br />Rear yard - not less than 20 feet <br />This requirement may be waived if the structure is <br />designed so as to provide an interior or contiguous <br />courtyard of equal or larger area. <br />Height: <br />Maximum of 80 feet. <br />(n summary, you can place an additional unit on your pr�perty, provided the above <br />standards aze met.
