The following factors were considered prior to <br />making a preliminary decision on Chis Proposal: <br />1. The proposed site is zoned R-4, Multiple-Family High Dencity Residence Zone, <br />vhich allows this use. , <br />2. The site is currently vacant, with the exception of Fir Trees at the east <br />end of the property. <br />3. The eite drains into the 36th Street combined sewer. Drainage must be designed <br />in accordance with City policy. <br />4. The site is located approximately 9 feet above thc street level of Rucker. <br />Acceas will be via the alley between Rucker and High Street.
