The listed requirements are placed in response to our review of this <br />information: <br />MITIGATION OF ADVERSE IMPACTS BY SEPA <br />Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br />(SEPA Earth, I.and and Shoreline Use Policies.) <br />The Everett School Disvict has commented that the project will adversly impact the school <br />district. The applicant and the school district have reached a mitigation agreement for the <br />proposal. (SEPA Public Services and Utilities Policies) <br />Rucker Ave is designated as a"Gateway" corridor in the City's General Plan. The General <br />Plan states, "Because fiverett wants to develop and promote an attractive image, all entry <br />corridors into the Ciry should be designated as "Gateways" and standards should be applied to <br />developmeats along such "Gateway" relating to building design, landacaping, signage, <br />outdoor storage and other aesthetic �nsiderations that will serve m upgrade Everett's image." <br />To mee! the intent of the policy, landscaping in excess of Type III must be provided along <br />Rucker Ave. Street trees shall be provided at a minimum spacing of 20 feet on center.
