The listed requirements are placed in response to our review of this information: MITIGATION OF ADVERSE IMPACTS BY SEPA Any grading/fill on this site shall be done so as to not impact the surrounding properties. (SEPA Earth, I.and and Shoreline Use Policies.) The Everett School Disvict has commented that the project will adversly impact the school district. The applicant and the school district have reached a mitigation agreement for the proposal. (SEPA Public Services and Utilities Policies) Rucker Ave is designated as a"Gateway" corridor in the City's General Plan. The General Plan states, "Because fiverett wants to develop and promote an attractive image, all entry corridors into the Ciry should be designated as "Gateways" and standards should be applied to developmeats along such "Gateway" relating to building design, landacaping, signage, outdoor storage and other aesthetic �nsiderations that will serve m upgrade Everett's image." To mee! the intent of the policy, landscaping in excess of Type III must be provided along Rucker Ave. Street trees shall be provided at a minimum spacing of 20 feet on center.
