I. Project Overview <br />The project is a proposed Chevron gas station with a 2,890 square foot (s.f.) <br />convenience store to be constructed on the square 20,875 s.f. lot. A 4,152 s.f. <br />canopy structure will be constructed over the fueling islands. The present slope of <br />the existing lot generally descends from the southwest caner to the northeast comer <br />at Wpsonimstely 2.50/9. De lot is presently covered asphalt and gravel. The gavel <br />area is the result of past closure activities of underground storage tanks and <br />demolition of the old sa uctures. The site was previously a Unocal gee swion. The <br />property is bordered to the north by 41 st Street, to the west by Rucker Avenue, to <br />the east by a public alleyway, and to the south by a commercial business <br />establishment. <br />Due to past remedial activities concerning leaking underground storage tanks. <br />several groundwater monitoring wells (GWWs) exist on and/or adjacent to the site. <br />Based on discussions with a Unocal represeawtive. GWWs inside the property have <br />been, or will be, abandoned by Unocal prior to construction. Although three of the <br />GWWs will remain for long term monitoring of the subsurface, their location will <br />not impact the development of the site as planned. They are located at the <br />approximate midpoint of the site and adjacent to the north property line. new the <br />northeast property corner and in the middle of the alleyway, and across 41 st Street <br />on the north side of the street. <br />The proposed project will be provided with two access locations: one from 41st <br />Street and the other from Rucker Avenue. The site will be cleared of all existing <br />asphalt prior to beginning construction of the new facilities. A total of 12.033 st <br />of new asphalt/concrete surfacing is plan ed for the development. Also the existing <br />alleyway, that comprises approximately 2,800 s.f., will be resurfaced. Parking will <br />be provided for the development and will consist of a standard, and I handicap stall. <br />Landscaped areas will be provided along the north and west property lines and <br />around the north, west. and south side of the convenience store. An existing chain <br />link fence along the south property line will be permanently removed. <br />
