POINT 1. The following are the special circumstances which apply <br />to my property which deprive me of rights and privileges which are <br />enjoyed by other Properties in the vicinity under the identical <br />zone classification. <br />Special circumst:�nces of the type of business for which the proposed <br />building will be used: the business is primarily one of a xholesale/ <br />retail delivery oneration. Retail trade is on a limited basi� and <br />minimal, therefore nct needing Lhe number of parking spaces a primarily <br />retail store would need. Alsn our company has only two employces <br />working inai.de the store. <br />Al1 the way up�E��ergreen Way 90` parking is a1loMed in fromt of <br />commercial buildings which does not meet thr_ requirement of 25' <br />of driveway for 90° parking. Specific instances can be given on request. <br />POINT 2. The variance I am requesting will not be detrimental to <br />the public welfare or injurious to the Properties or improvements <br />in the vicinity of e zone in whicli my property is located beause: <br />we will have plenty of parking to adequately take care of our needs <br />and customer requirements. � <br />Please read number 3 first. <br />� If the variance is granted, the two feet on each side of Lhe building <br />✓ will be more desireable to the pro�erty owners to the North and the <br />South of the lot. <br />� POINT j. If this variance is not granLed� an unnecessary hardshiy <br />r�ill continue to the owner of this property� the cause of which is <br />beyond his control because: <br />we are required to have 9 parking stalls. Due to the size of the lot <br />�ith onln 55' of front footage, we are una6le to fit the required <br />number of parking spaces and still have 3600 square feet of building.. <br />The only possible way of adding one more thnn eight parki�g spaces is <br />to cut a rectangular area 9'xz3' (being 207 square feet ) out of the <br />front North corner of the building, which is prime building exposure <br />With tne cost of land at 828,500.00, this makes a very expensive parking <br />stall. The building with added corners will also cost more to bui1N, <br />as well as detr�ct from the appearance. Another objectionable result <br />of this added parking stall is having the Uuilding only o:ne foot from <br />thc property line on each side, making the building 3579 square feet. <br />By making thnt parking area part of tlie building we would ha�'e Lwo <br />feet on each side of the property line and still have 51� of store <br />front. The total squar� footage would Lhen be 3679, only %9 feet ovec <br />the amount for a 9 stall ��arking requirement. Our request is to allow <br />the 79 square feet and one less parking stall. ✓ <br />One added comment is the fact that there is parnlleL parking preser.tly <br />in existence on Rucker. <br />PO]:NT 4• So as not to grant a special privilege to m�a by the granting <br />of this variance I submit the following conditions to be imPosed so <br />as not to cuaee inconsistencies with the limitations upon other <br />properties in the vicinity and �one in whicl: I am located. <br />The fact that the business i9 primarily a wliolesale/:etail delivery <br />operation requiring less park.ing tltan normal retail stores. <br />
