N0. <br />96 6/88 W►TE � 4383C <br />I I I I I I��_ _1- �� -- - <br />Surface water from the area west of the existing substation, <br />mainly gravel surfaces, drains into a ditch which has two concrete <br />culverts, 18" dia and 12" dia, and flows north to an existing <br />catch basin, and through a short run of 30" dia pipe discharges <br />into the r.atural watercourse, thence easterly to the undeveloped <br />Wetmore Avenue. <br />Surface water from the rough grass area south of the existing <br />substation drains into the substation's storm system and <br />discharges to a natural swale at the northeast corner of the <br />substation which flows easterly through the natural vegetation to <br />the undeveloped Wetmore Avenue. <br />Road frontage area (rough grass and blackberries) on Scenic <br />Drive between the substation and Grant Avenue is discharged by <br />means of sheet-flow into the natural vegetation, thence <br />northeasterly to the undeveloped Wetmore Avenue. <br />i� TiT7i�9�i�Z�Ti � � � . - � . � <br />Proposed landscaping on the south and west side of the <br />�_ existing substation is required for Special Property Use Permit W <br />16-84. The rate of drainage runoff from this area will not be <br />— increased since area is being landscaped. Some gravel surface <br />— along the west side will be replaced by grass thus reducing the <br />_ rate of runoff. <br />Additioru}landscaping, which is not required by the City, is <br />proposed on the portion of the PNT right-of-way west of the <br />substation to Beverly Boulevard. Approximately 1900 to 1500 cu. <br />yards of fill and topsoil will be imported to elevate the low area <br />on the PNT to approximately street level for landscaping. Most of <br />this proposed landscaped area will be planted with grass, shrubs, <br />ground covers and trees. The existing open ditcY. system will be <br />replaced by a closed storm drain system. The ra�e of drainage <br />runoff will be reduced since most of the gravel ;;urface in this <br />area will be replaced by landscaping. The volum: •�f detention <br />�torage that can be reduced is calculated to be 1S2 cf. <br />Street improvements proposed on Scenic Drive east of the <br />substation is required by the Short Subdivision No. 99-89. The <br />work consists of construct?.ng approximately 310 linea� feet of <br />curb and gutter with a 5 foot wide sidewalk and all necessary <br />drainage facilities and asphalt patching. Landscaping the street <br />frontage behind the sidewalk is also proposed. Approximately 0.17 <br />Ac of earth/shoulder area will be changed to impervious surface, <br />thus the detention storage required will be 290 cf.
