everett
February 12 , 19917
Wayne Kaemingk
2416 California
Everett, WA 98201
the Evergreen
RE: Lot 2 of S.P. #6-81 CITY OF
Dear Mr. Kaemingk: everett
The City of Everett Planning Department has completed a PLANNING DEPT.
LOCATION:WETMORE BLDG.
field inspection of Lot 2 of Short Subdivision #6-81, 2731 WETMORE
east of 4725 Seahurst Avenue. The Seahurst-Glenhaven MAILING ADDRESS:3002 WETMORE
creek flows intermittently in a northerly direction EVERETT,WASHINGTON
98201
intersecting the property. The Planning Department has PHONE:(206)259-8731
determined that the creek is a Category III stream. FAX:(206)259-8742
Section 37.150 of the zoning code requires a native
buffer from 25 feet from the west side of the bank of
the stream to the east property line. This leaves
approximately the westerly one-third of the property as
a buildable area for a single family residence. It is
suggested that setback of five feet or so be provided
from the buffer so that the buffer area will not be
encroached upon during construction of the residence.
Section 37.150.D of the zoning code requires an
Environmentally Sensitive Area Protection Easement be
provided for the portions of property designated as
environmentally sensitive(the stream and its buffers) .
Enclosed is a copy of the Environmentally Sensitive Area
Protection Covenant that must be recorded with the
property at the time building permits are applied for.
If you have any questions, please contact me at
259-8731.
Sincerely,
Planning & Community Development Department
Steve Ingalsbe
Assistant Planner
for Paul A. Roberts, Director
