Here is the story.
This single family house was designed, permitted and originally constructed in 1994. The project did not receive(inal
inspection approval despite written request from the Building Official at Ihat time to do so.
The house is now offered for sale and is beg advertised (and we have verified Ihis) as havin;a "Mother in Law
apartment" in the lower Ievel of Ihe premises.
The original permit indiwtes that the house comprised 2200 square feet of finished area with 1100 square feet m an
unfinished condition. We do not have any permit records for the completion of the unfinished area (basement).
The basement area indudes a separate entry, a complete krtchen, bathroom, bedroom and main area, and at our initial
investigation also induded a locked door between rhe two separately occupied areas. This con(iguration is de(ined by
our codes a.a duplex or two (amily dwelling. The building is not currenUy designed, permitted, nor has it been approved
ior this use.
The current owner and his real estate representative have been very co-operative. The property was apparently
purchased by the present owner in its current con(ipuration.
I am requesting Code Enforcement assistance on this so that Ihis property can finally be brought into compliance and ro
hopefully avoid another unwspectm; purchaser irom inheritinp, these violations.
We have posted the property with an Unlawful Structure placard and have informed the owner and occupants of our :;
findings and actions. `'
Thank you.
Ted 6uddcn
t
