Et; two engineeriug and assembly <br /> buildings, each a two-story buil.ding of 100,000 sq.ft; and a two story Laboratory 6uilding <br /> totaling 38,400 sq�are fee[. The following factors were considered prior to making a <br /> preliminary decision on this Proposal: <br /> 1. The proposed site is zoned M-1, Heavy Manufacturing Zone, which would allow this use. <br /> 2. An Environmental Impact Statement addressing the industrial devclopment of this site was <br /> previously prepared for the "Commerce World" industrial development. The site has been <br /> previously graded and is presently covered wi.th patches of Alder. <br /> 3. Ac:ess will be provided via the ex .ension of 20th Avenue West which provides a direct • <br /> ruute to SR.526 and which will be constructed by the current prc+perty owner in <br /> conjunction with this proposal. A separa[e Environmen[al Checklist will be reviewed _ <br /> for the road construation pruject. , <br /> 4. The current checklist identifies Phase I construction and impacts only. Future use of <br /> the site is unknown at this time. A Master Plan addressing future development of the <br /> entire 234 acre site will be prepared, and all Environme.ital Reviews will be complied <br /> vith :n con�unction saith this Plan <br /> S. The 595 employees currently working a[ the Sohn Fluke Mfg. Co. Plant in tdontlake Terrace <br /> would be transferred to this site upon completion of cons�ruction. An indirectent reduc- <br /> employment impact of 238 jobs is anL•icipated in Snohomish County and an employm <br /> tion of 238 jobs i9 anticipated in King County, <br /> 6. Direct and indirect housing impact on Sr.ohomish County is an es:imated need for 357 <br /> addi[ional hou�eholds; a similar reduction in need for housing in King County would <br /> occur as transferred employees relecate.
