Memorandum <br /> To: Paul McKee <br /> From: Stephen Stanley �S s�� �%3 <br /> Re: Rucker Residence <br /> I have reviewed the geo-report and wetland delineation report submitted for the <br /> Rucker Residence and have the following comments and recommended <br /> conditions for the project are for your consideration: <br /> 1) Siting of House and Road. The submitted house plan and road do not <br /> conform to actual topographic conditions found onsite. When measuring <br /> the house footprint from the south property line, it was f�und to extend <br /> approximately 15 to 20 feet past the knoll (upon which the house is sited), <br /> into the reiatively broad terrace area south of the building site. This is of <br /> concem since the site plan shows the buildable envelope ending at the <br /> base of this knoll. However, if Figure I of the RZA-AGRA geo-study is <br /> examined it shows the building envelope at approximately the same <br /> distance (123 to 128 feet) from the southem property line measured on a <br /> north south bearing from where the 360 contour intersects the southem <br /> boundary. <br /> • These significant topographic conditions may represent the degree of <br /> ' sliding thet is occurring on the property. I would recommend, that a geo- <br /> tech from RZA-AGRA verify, prior to grading and excavation, that the <br /> staked location of the building footprint is within the building envelope. <br /> 2) RZA-AGRA shall review the building, retaining walls, and foundation <br /> plans to verify, in writing to the City, that they are consistent with the <br /> findings and standards set forth in their geo-tech report. <br /> 3) The applicant shall also submit the necessary erosion and drainage <br /> control plans recommended by the RZA-AGRA study. <br /> 4) Wetland Mitigation Plan. The wetland mitigation plan is acceptable. <br /> The applicant must submit a final planting and construction plan <br /> (including design for conveyance of roof top drainage to created wetland <br /> ar i calculations for sizing p; 'o deliver correct quantity and rate of <br /> wa�er to the�vetland) for the etland creation and bank restoration, with <br /> a cost estimate. An assurance bond for 90% of the total cost of wetland <br /> and bank restoration must be submitted to the City. <br /> d � <br /> ;; <br />
