We understand <br /> that due to the observed settlement and potential for future failure of the existing wall, <br /> the City of Everett has made it mandatory that the existing tercaced wall system be <br /> replaced. The proposed wall replacement oi choice is a two-tiered wall within the same <br /> location. Each wall will be a maximum of 10 feet in height, with the upper wall set back a <br /> minimum of 12 feet irom the lower wali such lhat the upper wall will not significantly <br /> intluence the lower wall. Therefore, the two walls will act independently and one wall <br /> design can be used for bolh �vall �ocations. Our design was based on reuse of the <br /> existing blocks from the previous wali in the new wall construction. <br /> Project Description <br /> The subject property is located at 3206 Wave Drive in Everett, Washington, as shown on <br /> the Vicinity Map, Figure 1. The residence is located at the southeast corner of a dead <br /> end portion of the city street. The street then continues to the east of the property. <br /> Localed between the two dead end porlions of Wave Drive is a vacated street easement <br /> that is currently being used by the subjecl property and adjacent properties as a portion <br /> of their landscaped yard areas. Tiie subject modular block walls, which will be replaced, <br /> are localed at the northeasl corner of the property and partially within the vacated city <br /> street easement, Site and Exploration Plan, Figure 2. <br /> The subject walls lo be removed were constructed in a multipie tiered fashion with <br /> integrated steps leading from the upper parking area and dri�eway down to the dead <br /> end portion of Wave Drive located to the east of lhe subjecl property. Wail failure <br /> modes, such as diiferential setllemenl between various wall sections and leaning <br /> (overturning) of some of the sections were visible throughout the previousiy constructed <br /> wall system. The wall system was also not fully completed at the time of our visit. We <br /> undersland that the current wall system was not engineered and was constructed by <br /> private individuals.
