Thc applicant's site plan shows that the residence is 3.5 fcet <br /> from thc north lot linc and that thc shod/garage is three feet from the south lot linc and has no <br /> setback from the north lot line. The zoning cocie limits accessory buildings to a maximum lot <br /> coverage of 1546 of the lot area. Thc shed/garage cxceeds the maximum allowable lot coverage by <br /> 57 syuare feet. The zoning cale limits accessory baildings to a maximum coverage of 50% of the <br /> residenee's 20-foot rear setback area. 7'he shecl/garage accessory building covers approximately <br /> 929b of the 20-foot rear setback area. The zoning code rcyuires two off-street parking spaces. <br /> Thcre is only onc off-street parking space. <br /> Decision: I hereby 6nd that the above dexcribcci non-conformities werc established prior to zoning <br /> code regulations for the subject property. This is an <br /> administrative decision appealable to the Ciry's Land Use Hearing Examiner.
