Additional revisions, or additions, may be
required by other departments (such as Utilities, Planning or Fire). All references refer to the
2006 International Building Code, as amended by the State of Washington and adopted by the
City of Everctt and the Washington State Gnergy Code, 2006 dition, unlcss stated otherwise.
I . In order for tle processing of your application to continue, it wiil be necessary to provide .
the Building Division with two completc new sets of drnwings reflecting the corrections
requested.
1. The plans should include tlre requirement for a fire suppression system in accordance
witl the Everett Building Code.
2. The plans should include the rcquircment for a firc detection system in accordance with
the Gverett Building Codc.
3. 7'he suUmitted site plan indicates 5'-0" from the right and left sides of the building to
tle property lines. The submitted elevations indicate a ratio of openings (induding the
opening into tlre garage) ro wall arca of about 14%. IBC Table 704.7 does not permit
openings when the building is from three to five feet to the property line unless they
arc protcctcd. If tle building were to be greater than five feet to ten feet from the
property line, tle table would allow 10% unprotected openings, 25% protected
openings or a combination of the two. IBC Section 704.8.1 allows for the use of an
automatic sprinkler system in accordance with IBC 903.3.1.1 to consider any opening
as protected. An IBC 903.1.1 system is die samc as an NFPA 13 (NOT 13R) system.
What all of this means is tUat in order to keep all of the proposed unprotected
openings, the building would need to be dimensionally altered to be more than five feet
Gom Ue property lines and the building would need to be cquipped with an NFPA 13
{NOT NPPA 13R) sprinklcr systcm.

CIN OF EVERETT•3200 Cedar Street• Everett, WA 98201 • (425)257-8800 • Fax(425)257-8856 ,
ucoirirc.sra.wi.t.ranomau warruoae nvcn.s a c
