INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA conditions but aze <br /> associated with other laws or requirements. All requirements are preliminary in nature, and are based upon <br /> the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br /> must comply with all ordinances in effect at the time a complete building permit application is Fded, <br /> including those not specifically set forth herein. (Exception: For vesting under the Zoning Code, please <br /> refer to Section 44 of the Zoning Code). Contact the Planning Department for information regarding appeals <br /> processes for the requirements listed in this document. <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with Ciry Design <br /> and Construction Standards shall be submitted to the Public Works Department, showing site parking <br /> layout, landscaping, utilities, storm drainage, temporary construction erosion control, and all required <br /> improvements in the public right-of-way. Public Works Department approval of these drawings is <br /> required prior to any permiu being issued. All improvements shall be completed, approved and � <br /> warranted before the occupancy permit/final approval is granted. <br /> 2. Pazking must be per Ciry Zoning Code and City Design and Construction Standards for Development. <br /> 3. Connections to the combined sanitary/storm sewer must be in accordance with city standards. <br /> 4. On-site detention of stormwater runoff is required. In lieu of providing on-site detention, payment to <br /> drainage fund 11340 will be permitted if the sanitary/storm system in this area has adequate capacity. <br /> 5. The driveways on Wetmore Avenue must be removed and replaced with curb, gutter and sidewalk per <br /> city standards. <br /> 6. Lack of comment on the plans submitted with the application does not constitute approval of these <br /> plans. <br /> 7. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 8. A one year warranty is required on the public improvement for an amount not less than 10% of the cost <br /> of construction and shall run for one year from date of final approval/issuance of the first Occupancy <br /> Permit. <br /> 9. As-builts of storm sewer and sanitary sewer will be required to be submitted per City Design and <br /> Construction Standards and Specifications for Development. <br /> 10. Walkways must be provided from Wetmore Avenue. <br />
