DECI ION: <br /> The Planning Director has made a determination to permit the proposed safe storage vault - <br /> activity using review process II.B. The proposed activity is consistent with the purpose and <br /> intent of the B-3 zoning district. The Planning Director also grants use permit approval to allow <br /> the re-use of the building at 2701 Wetmore for retail, office, safe storage vaults and parking <br /> subject to the following conditions that must be met prior to occupancy: <br /> 1. A building and public works permit is required for the construction work associated with <br /> the building remodel. <br /> 2. Street trees and landscaping must be provided along the building frontage along Everett <br /> Avenue. Tree type, size and spacing to be equal to that provided along Everett Avenue <br /> for the block due west of the subject site. Due to the existence of a 24" water main in <br /> front of the building along Wetmore Avenue, street trees are not feasible. Therefore, a <br /> minimum of 3 c;:cular planters (36" diame:er - exposed aggregats streat planters) must <br /> be provided along the building frontage on Wetmore Avenue. <br /> 3. A building awning or pedestrian canopy approved by the City Planning Director must be <br /> provided along the building facade on Wetmore Avenue. <br /> 4. The applicant is recommended to install a minimum of one beautification street lamp <br /> (see attached detail) in front of the building on Wetmore Avenue. <br /> Right to Appeai: The applicant or an owner of property located within 300 feet of the subject <br /> property may appeal the Planning Director's determination and approval. Any such appeal <br /> must be filed within ten (10) calendar days of the date specified below. Appeal forms are <br /> available from ihe Planning Department and must be submitted along with the required filing <br /> fee.
