Section 3305 (j) of the '91 UBC <br /> requires separation of the elevator from corridors serving 30 or more occupants. Section 1706 <br /> (a)of the '91 UBC allows unprotected openings between two stories (through one floor). '[Lis <br /> building has a basement and two stories. <br /> Your letter of March 17, 1992, to Nick Chazles, advised that the "pit" or basement level had <br /> adequate protection, as shown on the 2/10/92 drawings. This can be maintained. <br /> , The second floor corridor serves as an exit for less than 30 occupants, so no vestibule is required <br /> at that level, either. <br /> Section 3305 (j), Exception 1, notes that elevator sepazations are not required at a street level <br /> lobby of a B-2 office building, if the entire street floor is sprinklered. This theater building is <br /> fuliy sprinklered at all tloors. lf this exception could be considered applicable to this first tloor <br /> situation, it appears no further vestibules wouid be needed. <br /> Please confirm if this is an acceptable resolution to the elevator vcstibule question. <br /> If it is not, please wnsider the foilowing: <br /> Section 1706 (c)of the '91 UBC appears to allow the upper two floors to have an unprotected <br /> opening between them, if the basement level is closed from them. We understand that Everett, as <br /> well as some other local jurisdictions, have in the past interpreted the code to allow such <br /> unprotected openings between two floors. The '91 UBC has only made an amendment to clarify <br /> that separation doors are allowed at the face of the elevator doors, without a vestibule between, if <br /> easily openable from the cab side.
