MAR <br />RECOMMENDATION <br />It is the recommendation of Public Works that a negative declaration be withheld pending <br />the submittal of a report of impact and intended mitigation of the parking requirements <br />generated by the estimated 900 employees and aditionally anticipated clients for the office <br />spaces being proposed. <br />It is further recommended that issuance of declaration be subject to the following conditions: <br />1. Owner do Successors in interest (including Occupants and Successors in interest, <br />by lease agreement) shall participate, on a continuous basis in a commuter pool and <br />preferential parking program approved by Public Works. <br />2. Access, Parking and internal circulation plans to be submitted for Public <br />Works review and approval. Streets to be kept clear of dirt and debris <br />during construction. <br />3. New sidewalks and curbs are required on Wetmore and Wall, including wheel <br />chair ramps at matching X-walks. <br />4. Standard alley and drainage improvements are required. <br />5. \ll construction traffic shall use arterial streets unless approved otherwise <br />by the Public Works Department. <br />6. Hackflow prevention and booster pun7` are required to provide adequate water service. <br />7. A backwater valve, accessible after construction, is required on basement drains. <br />8. On -site storm water detention is required. The system shall be designed using <br />criteria in Ordinance 514-78 except that predeveloP ment conditions shall be <br />considered as no impervious surface. <br />—--- <br />�I ��` 9.
