Both buildinqs were con- <br />structed as sinqle family residences in the early 190o's. <br />1710 32nd Street: This structure was constructed as a <br />sinqle family residence and there are no buildinq pernits <br />in file to indicate when the number of dwelling unita was <br />increased. Senator Vognild baqan usinq the qaraqe as of- <br />fice apnce when he was a resident in the bu.ildinq in the <br />early 1980's and has continued to usa the space for his <br />office since he moved out of the residential unit. <br />3201 Wetmore: This structure was conatructed as a sinqle <br />family residence and used as such until purchased by <br />Snohomish County-Camano Board of Realtors in November of <br />1986, after which they beqnn to use it as an office. <br />Snohomish County-Camano Bonrd of Realtors applied for a <br />business license in February 1987 and at that time they <br />were informed that they would need to obtain a Use Permit <br />since the use was permitted in the zone but the building <br />was constructed as n sinql.e family residence. <br />A Use Permit is required by the City when a proposed use <br />is a permitited use in the zone but the building was con- <br />structed for residenCial �ur�.aser�. The reason for this <br />requirement is that the residential uses have a much lower <br />parkinq cequirement than a commercial use and because a <br />residential structure may not meet Uniform Building Code <br />(UBC) requirements for commercial structures. The appli- <br />cant for a Use Permit must provide parking to code for the <br />use proposed and also obtain a Building Permit in order to <br />show that the construction meets the OBC requirement for <br />the particular use. The City was in correspondence with <br />snohomish County-Camano Board of Realtors fror� February <br />1987 to August 8, 1988 in an attempt to obtain a comFlete <br />Use Permit Application. <br />
