CITY OF EVERETT NOTICE OF HEARING Notice is hereby given that a public hearing will be held by the City of Everett Board of Adjustment on the date indicated below for consideration of a request for a variance from requirements of the City Zoning Code as follows: Applicant: Costa Dagg 3207 Wetmore Avenue Everett, WA 98201 Project Location: 3202 and 3208 Wetmore Ave. Zoning: R-5: Core Area Residential Variance Requested: A concurrent variance from EMC 19.22.060(A) and (B) requiring 10 feet front and side yards setback; EMC 19.42.010 requiring 15 feet corner lot sight clearance for safety vision purposes; and EMC 19.42.040(B) and (C) to allow decks or balconies higher than 42 inches to extend beyond the required 3 1/2 feet to the front and side yards property line. This variance is to allow the construction of a three-story, mixed -use building comprised of 4,950 square feet for office space and 2,522 square feet for two residential dwelling units; and to permit the building's balcony to extend to the property line along Wetmore Avenue and 32nd Street.
