That there have been exceptional or extraordinary circumstances or <br />conditions applying to the subject property or as to the intended use <br />thereof that do not apply generally to other properties in the same <br />vicinity or zone. <br />Finding: There are presently three buildings on the proposed project <br />site: <br />a four-plex multi. -family residential building on the west end <br />of the property abutting the alley on the west and 32nd Street <br />to the north; <br />an old store on the north end property line along 32nd Street <br />and Wetmore Avenue; and <br />a triplex multi -family residential building on the south end of <br />the site. <br />The Applicant has had the property surveyed and proposes to demolisn <br />the old store and triplex multi -family structures and construct a <br />three-story mixed -use building. The existing four-plex multi -family <br />building will be left as is. <br />
